ALTA/NSPS Land Title Survey
Most commercial lending institutions require an ALTA/NSPS Land Title Survey, which is more than a commercial survey. Where a commercial survey is necessary to show the major features within a property, this type of survey shows all observable features and improvements as well as title information from a title report.

- Additional easements revealed during a title search (from title insurance company)
- Potential encroachments
- Adjoining landowners
- Flood zones
- Building zoning and bulk requirements (including building heights)
- Public access
- Legal description
- Standard Certification
The measurements of the features, mapping and title information is performed to a strict set of national guidelines that was determined by the American Land Title Association and National Society of Professional Surveyors. This is the highest form of survey for a commercial property.
